Devin is a governance-led platform for delivering Build-to-Rent iLive assets in New Zealand. Rather than relying on a single developer, the model separates capital control, validation, and delivery across independent parties. The result is a more transparent path from funding through to completion, stabilisation, and refinance.
The Devin Framework
The Devin Framework is designed to remove the traditional single-point-of-failure problem in development. Capital is held within a controlled escrow structure, drawdowns are validated independently, and the lender and ownership side can be given visibility over project progress from design through to construction. This is not speculative development presented as a promise; it is a controlled delivery model structured around risk reduction.

Devin provides a governance framework applied to development projects owned by a single investor SPV. All parties (consultants, QS, project manager, builder, funder) are engaged directly by the SPV. Devin supplies the framework licence, documentation architecture, and process compliance review — without holding funds, signing milestones, or acting as project manager.
